In his statement in this regard, it is shocking that hearings are being held across Tamil Nadu to raise the benchmark rating. The fact that the DMK government has increased the deed registration fee by 3 times only last March and has now decided to increase it by 70% is strongly condemned.
For properties registered through the 571 Deed Offices in Tamil Nadu, the Government is getting a total revenue of 9% from each deed registration, based on guide valuation of 7% stamp duty and 2% administration fee.
Also, every year Tamil Nadu government increases the guide value every year in line with the market value so the revenue for the government is increasing every year. But as the DMK government has suddenly increased the deed registration guide assessment fee by 3 times on 28.03.2024 without any notification, the poor people are facing economic problems and are suffering a lot.
At present, hearing meetings are being held by the Deeds Department with representatives of local bodies and the public across Tamil Nadu regarding raising the guide value again to 70%, which has caused great shock and fear among the people.
Due to this arbitrary action of the DMK government, the fee per square meter of vacant land in rural areas will increase from Rs. 340 to Rs. 540 to Rs. 200. As the rising deed registration fee is added to the sale value of the land, there will not be any impact on the land sales magnates due to this hike.
But the poor people who do wills and partition, and the lay people who are trying to buy land with the money they have worked hard all their lives to build their own house little by little, will be greatly affected by such increase in deed registration fees.
